The city was founded in 1868 by Columbus Tustin, a carriage maker, and incorporated in 1927 with around 900 residents. For most of the next century it grew the way Orange County towns do. Then something unusual happened: the U.S. Marine Corps left, and Tustin got to build an entirely new community on the air base it left behind. Old Victorians, mid-century tracts, a master-planned golf community, and brand-new homes on a former airfield — that is a lot of different garage doors for one small city.

A Small City With a 150-Year Timeline

Old Town is the historic heart of the city, centered on Main Street and El Camino Real, with buildings dating back to the 1880s — including the 1887 Sherman Stevens House, a Queen Anne Victorian. A survey identified roughly 270 pre-1940 structures here, and the city protects the area with a Cultural Resource Overlay zoning district.

Garage doors in Old Town are their own kind of project. Many of these homes were built before the private car, so the garage was added later, converted from another structure, or built detached at the back of the lot. Non-standard sizes and tight clearances are normal, and we measure carefully before ordering. For a replacement door, the historic overlay can affect what suits the home’s appearance, so we help owners choose a door appropriate to a historic house. For a repair — spring, cable, opener, roller — the overlay does not come into it.

From a Marine Air Base to Tustin Legacy

For most of the twentieth century, a large piece of Tustin was a Marine Corps air station. MCAS Tustin was best known for its two enormous blimp hangars, built in 1942 out of Oregon Douglas fir and among the largest free-standing wooden structures in the world. The air station closed in 1999 after 57 years.

One of those hangars is gone now. On November 7, 2023, a major fire destroyed the north hangar; the south hangar still stands. The land itself, though, became something new. On a footprint of roughly 1,600 acres, the city planned Tustin Legacy, a master-planned community adopted in a 2003 Specific Plan. Its housing arrived in phases — Tustin Field in 2006, the Villages of Columbus around 2013, Greenwood in 2017, and continuing construction since.

These are the newest garage doors in the city: modern, heavy, insulated, on current openers. They do not fail from age. When a Tustin Legacy homeowner calls, it is almost always imbalance — a heavy door wearing its opener and springs early because the spring tension was never matched to the door’s true weight. The fix is rebalancing, not replacement.

Tustin Ranch and the Mid-Century Tracts

Tustin Ranch is a master-planned community of its own — developed by The Irvine Company, county-approved in 1986, and built mostly through the late 1980s and 1990s around the Tustin Ranch Golf Course. These homes are now roughly thirty years old, which is a specific window: old enough that the original builder-grade springs and openers are reaching the end of their service life, new enough that the doors are modern-sized. Most Tustin Ranch calls are first-generation replacements — swapping out the parts the builder installed.

The Mid-Century Tracts

Between Old Town and the newer communities sit Tustin’s postwar tract neighborhoods, built through the 1950s, 1960s, and 1970s. These are standard mid-century homes on aging systems: decades-old springs, openers that have served several owners.
