The land started as Rancho Cañada de los Alisos, the Valley of the Sycamores, held by the Serrano family from 1846. For most of the twentieth century the area was called El Toro, after the bulls that grazed it. The first real housing waves went up in the 1970s. Then, after the city incorporated in 1991 and took the name Lake Forest, two more waves followed: Foothill Ranch and Portola Hills in the 1990s, annexed in 2000, and Baker Ranch and The Meadows in the 2010s. Four decades, four very different kinds of garage door.

Original El Toro, 1970s

The founding housing stock, built when the area was still called El Toro and named for two private man-made lakes set in a eucalyptus forest. These are now fifty-year-old homes. Like any home that age, the garage door you see is rarely the original, but the system behind it often is much older than the panel. Original El Toro homes give us a steady stream of fatigued-spring and discontinued-opener jobs. The door looks fine. The springs, cables, and track are the real age of the house.

Foothill Ranch, 1990s

A master-planned community on the city’s eastern side, annexed into Lake Forest in 2000. Foothill Ranch homes are now around thirty years old, which puts them in a specific window: old enough that original springs and openers are reaching the end of their service life, new enough that the door sizing and construction are basically modern. Most Foothill Ranch calls are first-generation replacements, swapping out the parts the builder installed in the 1990s.

Portola Hills

The hillside community against the Santa Ana Mountains foothills, also annexed in 2000. Sloped lots and a setting closer to open space mean two things for garage doors: more wind-driven debris from the canyons into the tracks, and homes where the slab can settle on a grade. We clear tracks and shim for settling more often in Portola Hills than in the flat-built parts of the city.

Baker Ranch and The Meadows, 2010s and newer

The newest Lake Forest. Baker Ranch filled in through the 2010s. The Meadows, the city’s premier master-planned community by Toll Brothers, was approved for development in 2012 and built out over the following years across eighteen neighborhoods. These garages are modern, heavy, and insulated, with current openers. The doors are not failing from age. They fail from imbalance: a heavy insulated door slowly wears its opener and springs if the system was not perfectly matched at install. Most newer-Lake-Forest calls are rebalancing and opener tuning, not age repair.

The Eucalyptus Factor

Lake Forest has a tree problem that most Orange County cities do not, and it traces back to one man.

In the early 1900s, Dwight Whiting planted 400 acres of eucalyptus trees across the area, trying to solve a regional lumber shortage. The lumber plan failed. The trees stayed. They are why the place is a “forest” at all, and they are now mature, towering, and shedding constantly.

Eucalyptus is a messy tree. It drops long, hard seed pods, strips of bark, and stiff leaves year-round, and it does it heavily. In the older, tree-lined parts of Lake Forest, that debris collects exactly where a garage door does not want it: in the bottom tracks, against the rollers, and in the path of the photo-eye safety sensors. A Lake Forest garage door that has started catching, grinding, or reversing on its own very often just has a track full of eucalyptus litter. Clearing and realigning debris-fouled track is routine work in Lake Forest’s older, tree-lined neighborhoods. If you have mature eucalyptus over your driveway, a twice-a-year track cleaning is the cheapest maintenance you can do.

Why does my garage door keep catching or reversing for no reason?
