There is one thing about garage door work in Irvine that surprises homeowners who moved from almost anywhere else. In most of Irvine, the garage door you install is not entirely your decision.

For a repair, this rarely matters. Replacing a spring, a cable, an opener, or a roller changes nothing an association can see. For a replacement door, it matters a great deal. Put up a door the association has not approved and you can be asked to take it down. Find Your Village, and You Find Your Garage Door’s Age
Irvine does not really have old parts and new parts. It has older villages and newer villages, and the village tells us, before we arrive, roughly what we are walking into.
The First Villages — 1970s and 1980s
University Park, Turtle Rock, Northwood, Woodbridge. These are the founding residential villages, now mature neighborhoods of forty to fifty-plus-year-old homes. Turtle Rock traces its start to 1967. Most of Northwood’s homes went up between 1977 and 1979. Woodbridge filled in across the 1970s and 1980s around its two man-made lakes.
The doors on these homes follow the pattern of any house that age. The panel you see has usually been replaced once already. The system behind it — springs, cables, rollers, and very often the opener — is far older, and that is where our work concentrates. Fatigued springs and discontinued openers are routine in the first-generation villages.
The New Villages — 2000s to Today
Woodbury, Portola Springs, Cypress Village, and the Great Park Neighborhoods built on the former El Toro air base land Irvine annexed in 2003. Cypress Village homes were mostly built around 2014 and 2015. These garages are modern: heavy, insulated, sectional doors on current belt-drive openers.
