Ole Hanson did not want a typical California subdivision. He bought roughly two thousand acres, named the town after San Clemente Island, and required that buildings follow a Spanish Colonial Revival design — handmade red tile roofs, whitewashed walls — with his own architectural review approving the plans. The city incorporated in 1928, and the look took hold.

That look is still the city’s identity, and parts of it are still enforced. San Clemente maintains design guidelines, and in an Architectural Overlay District covering the older coastal heart of the city — the Pier Bowl, the downtown core, North Beach, and the El Camino Real corridor — exterior projects are reviewed against Spanish and Mediterranean design principles. Outside that district the Spanish style is strongly encouraged rather than strictly required, and many newer neighborhoods add their own homeowners-association rules. The short version: in San Clemente, what the front of your house looks like is taken seriously, and the garage door is a large part of that front.

One city, a 1920s cottage and a 2005 hillside home, and we carry the parts and the judgment for both.
